Our Strategy

EliteOne targets properties at roughly 50% of After-Repair Value (ARV), invests heavily in renovations, and positions them at approximately 80% LTV. Once improved, properties are refinanced through conventional loans.

We aim to acquire and improve up to 10 properties monthly, supported by proven capacity and infrastructure.

The 6-Month Cycle

Invest in renovations and reposition the asset toward approximately 80% LTV.

Disposition

Sell, rent, finance, or trade the improved property — then roll into the next asset or exit.

Disposition Options

Through our unique platform, each improved property can be sold, rented, financed, or traded. Additional specialized strategies include assisted healthcare home conversions when suitable.

Sell

Position the improved asset for a traditional or direct sale.

Rent

Hold for income with professional management in place.

Finance

Refinance through conventional loans to recycle capital.
